Living in Morrison

Morrison is the low-density, heavily treed south-east quadrant, and the area most consistently described by what it lacks: no commercial strip, no transit spine, no through traffic. Streets curve and end rather than connect, which keeps traffic to residents and makes the area quiet in a way the grid neighbourhoods to the west are not.

It is strongly associated with its schools, and Oakville Trafalgar High School's catchment is a large part of why families move here specifically.

The tree canopy is the defining physical feature. Mature growth over wide lots gives the area a settled, screened quality that takes decades to produce and is the thing residents cite first.

• Eastlake — A widely used local name for this area, particularly the parts south of Lakeshore Road East. It is not a Town of Oakville designation and has no official boundary.

Almost entirely detached housing on large lots, with a mix of original mid-century construction and substantial rebuilds. Rebuild activity is high, and the resulting streets often mix original bungalows with much larger new houses.

Very little apartment or townhouse stock. Tree protection is a live consideration for anyone planning an addition or a rebuild here.

The Morrison valley system runs through the area and carries most of its open space, supplemented by neighbourhood parks. Waterfront access is limited compared with areas further west — the lake edge here is largely private frontage.

That is worth knowing in advance: proximity to the lake in this area does not generally mean public access to it.

Car-dependent by design. Ford Drive and Morrison Road are the routes to the QEW; there is no GO station within walking distance of most of the area.

Lakeshore Road East is the main east–west route and the connection to downtown.
