Living in Old Oakville

Old Oakville is where the town started, and it is the part visitors picture. The harbour at the mouth of Sixteen Mile Creek, the Lakeshore Road East retail strip, and the residential streets running south to the water form a compact, unusually intact nineteenth-century core.

It is the most heavily protected area in the town. Three of Oakville's four heritage conservation districts fall within or immediately around it, which constrains what can be altered and is the single most important thing to understand before buying here.

Population is low relative to its prominence: much of the area is commercial, institutional or parkland, and the residential streets are low-density by design.

• Old Oakville HCD — One of Oakville's four heritage conservation districts, designated under Part V of the Ontario Heritage Act.
• First and Second Street HCD — A separate designated heritage conservation district within the same area.

The oldest housing stock in Oakville, and the most regulated. Nineteenth- and early-twentieth-century houses dominate the streets south of Lakeshore Road East, many of them designated or listed on the Town's heritage register.

Lots south toward the lake are large and treed. There is a modest amount of newer low-rise apartment and townhouse stock nearer the commercial core.

Designation does not prevent change, but it does mean exterior alterations, additions and demolition require heritage permits in addition to the usual approvals.

Dense with small, high-quality waterfront parks rather than large ones: Gairloch Gardens, Erchless Estate, Lakeside Park, Tannery Park and Shipyard Park among them, most connected by promenade.

The Sixteen Mile Creek valley cuts north from the harbour and is the area's main natural feature.

One publicly funded school sits inside this area. Attendance is set by school board boundaries, not by the area described on this page — confirm any catchment directly with the board before it affects a decision.

Oakville GO is at the northern edge of the area, making this one of the two genuinely transit-accessible parts of South Oakville.

Downtown parking is managed and limited; the area rewards walking more than driving, which is unusual for Oakville.
